To support the growing demand for student housing in downtown Ann Arbor, this 13-story high rise provides modern, amenity-rich apartments in a highly walkable downtown near the University of Michigan. The client’s goal was to create a vibrant living environment with integrated retail and fitness options while navigating a constrained urban site surrounded by operational buildings. Christman was selected for our experience managing complex urban infill projects and our ability to deliver quality projects on tight timelines. The result is a high-performance residential building that blends seamlessly into the fabric of the South University corridor while offering a premium living experience for its residents. Spanning over 250,000 SF, the building includes 127 apartment units and 342 beds, plus two levels of underground parking, totaling 68 parking spots, and ground-floor retail and fitness spaces. Amenities such as study lounges, a game room, and a rooftop lounge with grilling stations foster community among residents. To maintain schedule despite the tight site conditions, we used panelized cold-formed metal framing with precast stair and elevator cores—accelerating structural erection and improving site logistics.
