Tell us a little about yourself and we’ll connect with you on how we can help you transform your existing building into a high-value destination.
Whether you’re repositioning a historic landmark, converting a former federal facility, revitalizing an institutional campus or transforming an underutilized commercial property, Christman helps developers unlock long-term value through strategic preconstruction, construction management and adaptive reuse expertise.
Across the country, developers are transforming existing buildings into vibrant residential, mixed-use, hospitality, office and civic destinations. Historic landmarks, former federal facilities, institutional campuses and underutilized commercial properties all represent opportunities to create long-term value while preserving the character that makes these places unique.
Redevelopment projects present challenges that new construction often does not. Existing conditions, aging infrastructure, historic preservation requirements, occupied environments and complex building systems can significantly impact project budgets, schedules and investment performance.
Success requires more than construction expertise. It requires a partner who understands redevelopment strategy, adaptive reuse, preconstruction planning and how to reduce risk before construction begins.
The Balladeer Hotel
The Balladeer Hotel transformed the historic 1892 Sparger Building into a boutique hospitality destination, demonstrating how adaptive reuse can create long-term value while preserving architectural character. As part of Marriott International’s Tribute Portfolio, the project revitalized a landmark property through strategic restoration, modern building upgrades and thoughtful integration of historic features. Christman partnered with the project team to preserve the building’s defining elements—including its exposed timber structure, brick masonry and original hardwood floors—while delivering a high-performing hospitality asset that supports continued economic growth and investment in downtown Mount Airy.
Rubell Museum
The adaptive reuse of the historic Randall School transformed a long-vacant property into Rubell Museum DC, a mixed-use destination featuring a contemporary art museum, retail and restaurant space. Through early cost certainty, design-build delivery and preservation-focused construction, Christman modernized the building while protecting its historic character, demonstrating how thoughtful redevelopment can transform underutilized assets into vibrant, high-performing destinations.
Michigan Central Station
After more than three decades of vacancy, Michigan Central Station was transformed into the centerpiece of Ford Motor Company’s Corktown Innovation District. This adaptive reuse of the 640,000-square-foot National Historic Landmark created a vibrant mixed-use destination featuring office, retail and public space while preserving one of America’s most recognizable historic buildings. The project demonstrates Christman’s expertise in delivering complex redevelopment projects that reposition underutilized landmark properties into high-performing assets that support long-term economic growth.
Sanitary Laundry Building
The adaptive reuse of the historic Sanitary Laundry Building transformed a century-old industrial facility into a modern office destination, demonstrating how redevelopment can create lasting value while preserving historic character. Christman modernized the building with new structural, mechanical, electrical and life-safety systems while restoring key architectural features and enhancing accessibility. The project showcases Christman’s ability to reposition aging commercial and industrial buildings into high-performing workplaces that meet today’s operational needs while honoring their historic significance.
Once considered unsalvageable, the historic Cascade Saloon was transformed into a modern workplace through a strategic adaptive reuse initiative that preserved the building’s historic character while creating a valuable commercial asset. Delivered through a collaborative public-private partnership leveraging federal and state historic tax credits, the redevelopment demonstrates how thoughtful planning and preservation can unlock the potential of underutilized historic properties, support economic revitalization and create lasting value for both owners and the surrounding community.
Book Tower
Book Tower transformed two long-vacant historic buildings into one of Michigan’s most significant adaptive reuse developments. Leveraging Federal Historic Tax Credits, the redevelopment created a vibrant mixed-use destination featuring luxury residential, hospitality, retail, office and event space while preserving the landmark’s historic character. Christman’s expertise in complex redevelopment, preservation and preconstruction helped overcome significant structural and infrastructure challenges, delivering a high-performing asset that continues to drive investment and economic growth in downtown Detroit.
