This project consolidated three offices across the state into one location, made possible through a two-story office renovation and 100,000 SF high bay addition. To create a more open space, the team removed the existing ceiling grid and tile to increase the ceiling height by three feet. Large areas of masonry were removed from the perimeter of the building and replaced with floor to ceiling windows, and many of the solid interior partitions were replaced with glass partitions to significantly increase the amount of natural light and views to the exterior from the open office areas. Mechanical, electrical and plumbing systems were extensively upgraded to provide energy savings, less maintenance and lower cost of ownership. Christman conducted value analysis exercises and completed real-time estimating to maintain the desired budget while still achieving the project objectives. The project team collaborated to regularly evaluate costs and ensure informed decision-making throughout the project.
